If you’ve started researching what it costs to build a custom home, you’ve undoubtedly come across one number: the price per square foot. While it seems like a simple way to estimate costs, relying on it can be one of the biggest budgeting mistakes an owner-builder can make.


When you buy a home that's already built, the price per square foot is straightforward: the sale price divided by the square footage. You can see and touch everything that's included. However, with a new construction project, it's not so simple. When a builder gives you a price per square foot, you have to ask: what does that actually cover? It might just be for the framing and drywall, but your home doesn't float in mid-air. It needs a foundation to sit on, a driveway to park on, and utilities to make it livable.
